Two services. One evidence trail.
The assessment is the entry point — the first thing you buy, and the thing that has to show you we are real. Repair management follows only if you choose it.
01 / Full Damage Assessment
The architect-led inspection.
This is our core product, and the thing the whole practice is built on. A qualified architect inspects your property in person, with your documented authority, and records its condition in full.
WHAT YOU RECEIVE
- A full written report — the same format as the sample you can download.
- A condition rating for every building element: structure, roof, external and internal walls, windows and doors, electrical, water and plumbing, sanitary fittings, kitchen, boundary wall and gate, and external works.
- A severity rating for every finding, on a fixed A–D scale.
- Photographic evidence, indexed against every finding.
- A continuous, unedited walkthrough video — much harder to fake than a photo set.
- A costed schedule of works, itemised, in USD and SDG.
- Prioritised recommendations in four tiers, from make-safe to finishes.
- A written statement of what could not be inspected, and why.
SEVERITY SCALE / APPLIED TO EVERY FINDING
Critical
Unsafe. Risk to the structure or to anyone entering. Address immediately.
Significant
Compromised and will deteriorate further if left. Address this season.
Moderate
Functional but damaged. Address when budget allows.
Cosmetic
No functional impact.
The walkthrough video is doing evidential work, not marketing work. We don’t polish it — that is the point.
02 / Repair Management
End-to-end management of the works.
If you decide to repair, we manage the works from start to finish using local builders we have vetted. You cannot verify the site yourself — so the product is the evidence trail, not just the building work.
WHAT YOU RECEIVE
- The works put out to quotation with vetted local builders, and those quotes shared with you.
- Materials sourced with receipts passed through at cost — we do not mark them up.
- Stage inspections at agreed milestones.
- A photographic record at every stage, not only at completion.
- A written progress update at each stage-payment point.
- A snagging list and rectification of defects.
- A completion pack: before-and-after photography, the final schedule against the original estimate with variances explained, and the builder’s warranty terms.
HOW PAYMENT WORKS
Repair payments release against photographic evidence of work done, not against a calendar. If a stage isn’t evidenced, it isn’t paid.
03 / What we don’t do
The limits are part of the service.
Being clear about what we won’t take on is a trust signal, not a caveat. These are the boundaries we hold to:
Occupied properties
If a property is occupied by someone unknown to you, we report that fact and stop. No attempt at entry, removal, or negotiation — a safety boundary for our team as much as a legal one.
Legal and title matters
No ownership disputes, inheritance proceedings, or title claims. We refer you to the right people.
Valuations
A repair-cost estimate is not a market valuation, and we never present it as one.
Insurance claims
We do not handle insurance claims on your behalf.
Structural engineering sign-off
Where a finding needs a qualified structural engineer, we tell you, bring one in on separate instruction, and agree who bears that cost before proceeding.
